Active Leaks
Water entering the home gets priority. We trace the entry point back to the actual source, stop the water, and document the path it took so the fix addresses the cause, not the stain.
Most Northern Virginia roof repairs are completed in a single visit once the leak source is identified. Rain Guard Roofs tells you honestly when a repair is enough — and just as honestly when it is not. We document everything with photos before any work begins. Water entering the home gets priority. We trace the entry point back to the actual source, stop the water, and document the path it took so the fix addresses the cause, not the stain.
Wind breaks the adhesive seal between shingle courses and can crease or remove shingles outright. We reseal or replace affected areas with matching material before the next storm finds the opening.
Flashing at chimneys, sidewalls, and valleys fails by rust, separation, or bad original installation. We remove the failed metal, rebuild the detail correctly, and integrate it with the surrounding courses.
This is the single most common leak source on Northern Virginia roofs past 15 years, and it is also the cheapest to fix. The rubber collar around plumbing vents cracks with age, and replacing the boot is fast, inexpensive work.
Valleys carry more water than any other part of the roof, so worn valley metal or debris dams show up as leaks quickly. We clear, reline, or rebuild the valley depending on what the inspection shows.
Ridge vents take direct wind and driven rain at the highest point of the roof. Damaged caps and failed end seals let water straight into the attic, and the repair is usually confined to the ridge line.
Skylight leaks come from the flashing kit, the seals, or the unit itself. We diagnose which before quoting, because resealing a failed flashing kit is a different job than replacing a failed skylight.
Townhome rear sections over kitchens and additions fail differently than pitched roofs and need membrane expertise, not shingle patches. We repair these as the flat roofing systems they are — see our flat and low-slope roofing service.
Water almost never drips straight down. It enters at a failed boot or lifted shingle, then travels along decking seams, rafters, and drywall before it shows up as a ceiling stain — sometimes rooms away from the actual hole. That is why guessing from the ground fails, and why a stain's location tells you surprisingly little about where the roof is leaking.
Our inspection follows the water in reverse, in a fixed sequence. We start inside, noting where staining, bubbling paint, or damp drywall appears and in which direction it spreads. Then we move to the attic, where daylight through the deck, darkened wood, damp insulation, and water trails along rafters narrow the search to a specific section of roof. Only then do we inspect at roof level, examining that section's shingles, flashing, boots, and penetrations for the failure the interior evidence pointed to.
Every stage is photographed, and you get the photos. When we show you a repair estimate, it comes with images of the actual failure, the path the water took, and the surrounding condition — so the recommendation is something you can verify, not something you have to take on faith.
This is the question where honesty pays you the most, so here is exactly how we think about it:
| Factor | Repair makes sense | Replacement makes sense |
|---|---|---|
| Roof age | First half of the material's expected life | Past mid-life, with wear across all slopes |
| Damage concentration | One area or one detail has failed | Failures scattered across multiple slopes |
| Recurring leaks | First or second isolated leak | New leaks appearing in different spots |
| Decking condition | Deck solid under the damaged area | Soft or rotted decking in multiple areas |
| How long you plan to stay | Selling soon or short timeline | Staying long enough to use a new roof's life |
Our working rule: when a repair quote approaches a quarter of replacement cost on a roof that is past mid-life, replacement usually wins. Below that line, a documented repair is money well spent, and we will say so. If the table points toward replacement, our roof replacement in Northern Virginia page explains that process and pricing in detail.
Repair pricing depends on the failure, not on a flat rate, and typical Northern Virginia ranges are confirmed once your roof has been inspected rather than guessed at here — call for a free phone consultation to get that process started. The bands below are structured by repair type; the figures themselves are being confirmed before publication. [OWNER: real ranges by repair type]
What we can commit to now: the inspection is free, the price is written before work begins, and the number does not change unless you change the scope.
An active leak cannot wait for a normal scheduling window, and we treat it that way. Emergency calls get priority dispatch, with the goal of stopping water entry first and scoping permanent work second. Because our office is in Sterling, most Northern Virginia calls are same-week at worst, and genuine emergencies move faster than that.
For active water entry, storm openings, and urgent tarping, see our emergency roof repair service.
Our crews repair roofs across Northern Virginia from our Sterling office, including Sterling, Ashburn, Leesburg, Herndon, Reston, Chantilly, Centreville, Fairfax, Vienna, and Purcellville. If your town is not listed, check the full service area — we cover roughly 30 miles in every direction.
No. The inspection and the written estimate are free. We come out, find the source of the problem, photograph what we find, and give you a written price for the specific repair. You keep the documentation whether or not you hire us, and there is no obligation attached to the visit.
Active leaks get priority scheduling, and our office is in Sterling, so most Northern Virginia addresses are a short drive. Actual timing depends on current workload and weather, and we will give you an honest answer when you call rather than a promise we cannot keep. If water is entering now, contain it inside first.
A correctly performed repair with compatible materials does not void a manufacturer warranty. Problems arise when repairs use mismatched products or skip required details, which is why we identify your installed material before touching it and follow the manufacturer's specifications for any work on the system.
Usually, yes. We identify the manufacturer, product line, and color of your existing roof during the inspection and source the closest match available. Perfect matches are harder on older or discontinued colors because shingles weather over time, and we will show you the proposed match honestly before work begins.
Yes. Townhome flat and low-slope rear sections are some of the most common repair calls we get in Sterling and Ashburn. Those areas are membrane work, not shingle work, and we assess the actual substrate condition before recommending a repair, a coating, or a section replacement.
