Use this worksheet with each proposal. A lower total can reflect a different roof area, retained flashing, or an allowance that another contractor has included in the price. Resolve those differences before comparing the totals as equivalent offers.

Ask each contractor the same questions

Ask for an explanation when a line is blank. Do not assume that silence means the work is included. If the contractor proposes keeping an existing component, ask what supports that decision and where its condition is documented.
Separate three different amounts
Included price: the defined work covered by the proposal.
Allowance or contingent work: an amount or pricing method for work whose extent is not yet established. Ask how findings will be documented and who must approve the change.
Optional upgrade: an elective choice, such as a different appearance specification, shown separately from the work needed to address the roof problem.
This worksheet does not tell you which material or contractor to select. It helps reveal scope differences so you can ask a more useful question than “Why is this quote higher?” A manufacturer's warranty and a contractor's workmanship terms are also different documents; request the actual terms offered for the project. Keep the decision record
Save the accepted specification, approved changes, product information and completion records together. For a repair, record the area addressed and the stated limitations. For replacement, retain information about any roof sections or components left in place.
