Prepare the information for a Reston roof review
Before ordering replacement material, establish the review requirements for your property. Reston Association's design-guidelines page provides access to guidelines, review information and cluster or condominium resources. Use the current official forms and instructions; this checklist is a preparation aid, not an application or approval.

Identify the property and responsibilities
Property address: ____________________
Cluster, condominium or association name: ____________________
Who owns and maintains the affected roof? ____________________
Who can authorize the work and submit any required application? ____________________
Ask which requirements apply to the property and proposed change. A nearby home using a product does not establish approval for your own roof. Association review also does not replace any applicable public building requirements.
Assemble a clear product comparison
| Information | What to collect |
|---|---|
| Existing appearance | Photographs from accessible viewpoints; current material if known |
| Proposed covering | Manufacturer, product name, material, profile and color |
| Affected roof areas | Identify the main roof, additions and other included sections |
| Visible details | Describe relevant vents, flashing, trim or other proposed exterior changes |
| Property documents | Current cluster or condo requirements and relevant prior approvals |
| Supporting material | Samples, technical sheets or other items requested by the reviewer |
For a proposed cedar-to-composite change, describe both the existing material and exact replacement product. “Cedar look” is too broad to identify a specification. Ask what appearance information and supporting documents the reviewer requires rather than assuming all composite products are treated alike.
Keep the approved specification aligned with the contract
Record the approval conditions and the product information actually reviewed. Check them against the contractor's final scope before placing an order. If availability changes or a substitute is proposed, establish whether the change requires further review before proceeding.
For a shared roof, identify the units and boundaries included in the work. Clarify who coordinates access and communicates with residents. One owner's material preference may not settle the decision for an association-maintained assembly.
Keep a closeout file
Retain the relevant approval, final product information, accepted scope, approved changes and project photographs. These records can help a future owner or board understand what was selected and where work was completed. Check the applicable authority's instructions for any required completion notice or follow-up.
Read the Reston roofing guide for repair and replacement planning. To discuss a property, book a phone consultation and include your association name. Rain Guard Roofs does not determine an association's approval or promise a review deadline.
